I found it almost easy & cheap on 1/4 acre in suburbia.
Admittedly living in a rural area does help and it's always nice to have some acreage. Have about 1.5 acres here but the key is no restrictions from the municipal government. The other factor is to be reasonable. Get along well with my neighbors but you can be sure if I were to install a 250-foot tower that could all change.
Just noticed this article yesterday and yes it's an extreme case but if it deters any buyer from purchasing in an HOA regulated community it's worth posting. When I say extreme I include all parties in this particular case.
