    Yes, I've tried - the 1st picture in the 1st post is calculated in MMANA-GAL software. For other ideas - thanks, I'll try to consider.

    Have you thought about a loop around the perimeter of the roof? If my math is right you would have about a 60 meter loop which you could feed with ladderline to a 4:1 balun. I have a loop in the yard at my home which is a little larger but it tunes 40 20 and 10 just fine, 15 however I just can't seem to tune....I think if the loop was a bit large or smaller it would work but I work 20 and 40 most of the time. With the height of your building it would work well I think. My loop is not very high only 20' (6 meters) .
